The Home Information Pack is now a compulsory document for the sale of all residential property in England and Wales. The HIP has been designed to speed up the sale process by providing valuable information to the buyer at an early stage.

Why do I need one?

The Home Information Pack format was originally designed to speed up the sales procedure by compiling all the property documentation that it needed in order to exchange, but before the actual sale. This would allow the buyer to view valuable information at the start of the buying process, which could save time, money and generally make it a less stressful experience.

The Energy Performance Certificate alone, can provide the purchaser with the property's thermal values and estimated fuel consumption, plus advice on how to cut CO 2 emissions and fuel bills.

From April 6th 2009, the basic HIP must be available for potential buyers before the seller can begin marketing their property.
